Rental Conditions

Deposits and Final Payment
To confirm your booking a minimum of 25% deposit is required and must be received within 48hours. Deposit is to be paid by direct deposit, cheque, or credit card. Balance is to be paid 30 days prior to your arrival date.

Cancellations
A full refund of the deposit is given if the cancellation is made at least 60 days prior to the arrival date. If cancellation is made within 60 days of the arrival date no refund will be given on the deposit. The balance paid 30 days prior to arrival is non-refundable. Cancellations are to be advised in writing by mail, fax or email.

Payments
Payments can be made by cash, direct deposit, cheque, Visa card or Mastercard. While in residence a sundry account will be held, requiring a pre-authority of your credit card as security.

Conditions of Occupancy
The maximum persons permitted to occupy the house is 8. Additional persons may be permitted only by arrangement.

Additional persons not declared will incur a charge of $100 per extra person per night. Parties are not permitted and if this condition is breeched then the owner has the power to end guests' tenancy immediately without refund.

Check Out / Check In
The premises are available from 2pm on the day of arrival and are to be vacated no later than 10am on the day of departure.

Early Departure
No refunds will be given for darly departure.

Cleaning
The premises are to be left in a clean and tidy condition. Failure to do so will incur a charge for extra cleaning.

Pets
Although much loved, pets are not allowed.

Management reserves the right to charge guests' credit card for damages and breakages, missing items, late departure, extra cleaning and unpaid expenses.
We will not be responsible for any interpretation or misunderstanding about the premises booked and our cancellation policy will apply.
